Neighborhoods

D6 covers the northeast — the city’s fastest-growing frontier, where new subdivisions meet open prairie.

Stetson Hills — One of the city’s newest master-planned communities. Rapid growth with new schools, parks, and commercial development. Young families and military-connected households. The challenge: keeping infrastructure (roads, water, sewer) ahead of rooftops.

Banning Lewis Ranch — A massive planned community on the city’s eastern edge (21,000+ acres at full buildout). Multi-decade development timeline. Schools, commercial, and residential all being built simultaneously. This is where Colorado Springs will grow for the next 30 years.

Powers corridor — Powers Blvd is D6’s commercial spine — big-box retail, restaurants, and auto-oriented development. The corridor is congested and growing. Transit and walkability are emerging issues as the area densifies.

Falcon area — The northeastern edge where city and county blur. Rural-suburban transition zone with Falcon School District 49. Annexation, utility extension, and maintaining rural character are recurring tensions.
